We started Habitat because we saw the same broken incentive structure everywhere: property managers who earn more when things go wrong, charge you for vacancies they should be filling, and bury markups in invoices you never see.
The fix isn't complicated — it's just alignment. We earn 10% of rent collected. No rent collected, no fee. That's it. Our interest in filling your unit, keeping your tenant, and resolving maintenance fast is identical to yours.
We focus exclusively on Utah County because that's where we know the market, the seasonality, the tenant pool, and the vendors. Depth over breadth.

Finance & Real Estate
Bachelor of Science in Finance from BYU. Four years as a licensed real estate agent. CFA Level 2 candidate, currently active in real estate development with hands-on experience in real estate private equity and multifamily asset management.
Cael Kimball
Operations & Leasing
For the past year, Cael has run day-to-day operations for a family office's student-housing rental portfolio in Utah County — handling tenant screening, lease execution, rent collection, turnovers, vendor coordination, and maintenance responses.
