Local facts

Managing a rental in Provo.

A license for each rental

Provo requires a rental dwelling business license for a home its owner does not live in. Its fee is one of the governmental fees passed through at what it costs.

The academic-year calendar

Near campus, leases follow the academic year and most fall leases are signed by the end of spring, so we price and advertise on that calendar.

Late-summer turnover

Most turnovers fall in a few weeks of late summer, between one year's leases and the next, so cleaning and repairs between residents are planned ahead of them.

What you pay

Every charge disclosed in advance.

  • 10%

of rent and other income collected

Base rent and the recurring income that comes with it - late fees, pet rent, parking. Only on what is actually collected, and itemized on your statement.

  • +10%

    on third-party repair invoices

When a vendor does the work you pay their invoice plus a 10% vendor coordination fee, and the fee is its own line on your statement rather than folded into the price.

  • $50/hr

when our own team does the work

Charged in half-hour increments, with materials passed through at cost. No vendor coordination fee on in-house labor or on materials.
