What We Charge
10% of rent and ancillary income collected
Charged on rent and recurring ancillary income — late fees, pet rent, parking. Only on what's actually collected, so $0 on vacant months.
+10% markup on third-party repair invoices
The original vendor invoice is uploaded to your portal every time. Our markup is shown, not buried.
$50/hour for in-house labor
When we handle a repair with our own team instead of a vendor, it's a flat $50/hour in half-hour increments, plus materials at cost — no markup on in-house work.
What We Don't Charge
If it isn't on the charge list, Habitat doesn't charge it. Period.
How Repair Approvals Work
We handle routine repairs up to $300 per occurrence without bothering you for approval. Anything expected to run higher gets your sign-off first — except a genuine emergency threatening health, safety, or the property, where we act immediately and tell you right away.
Pass-Through Costs (Not Our Fees)
Our fee promise covers Habitat's charges. You still own the third-party costs of running the property, which we pass through to you at actual cost (vendor repairs subject to the 10% markup above):

We respond within commercially reasonable timeframes and always put emergencies first. Owner statements update in real time on your portal — no monthly wait.

These reflect how we prioritize, not guaranteed completion times. Actual turnaround depends on factors outside our control — vendor and parts availability, weather, tenant cooperation and access, and, where required, owner authorization.
